Selling Your Timeshare - What's Your Timeshare Worth?
Most timeshare owners believe or want to believe that their timeshare is worth as much or more than the sale price. Having paid a sizable amount of cash for a real estate property should yield some investments. The reality, however, is more sobering. Nearly 95% of timeshares that can be sold are of the average variety. Given these odds, there's a very good chance your timeshare falls within this bracket. As far as selling your timeshare, you very most you are likely to get between 15% to 35% of the developer new price. But this is if you're lucky. Most do not sell at even 10% of the developer new price.
There are going to be those of you who have timeshares that are nearly impossible to sell. These include the non-red week timeshares (like a beach resort in the middle of February). You will of course be incurring the yearly fees if you choose to keep this on your investment list. If you fall into this category, you're going to have to let go of the notion that your timeshare sale will net you a return or even a little vacation spending cash. Get rid of it and at least get rid of the maintenance fees. This will add up to thousands saved in a few years.
For the luckier variety, there are some timeshares that could net you a little extra cash. Think high-end; these are the Disney's, the Four Seasons', the Hilton's, the Hyatt's, and the like. These resorts will net you on the high end of 35% to 55% for the sale. Again, this isn't to say that you're going to only get lower offers. But for those of you with a property in one of these resorts, you're going to see some return.
