Timeshares today are misunderstood by many and sometimes carry a "scam" like connotation to them. Nothing can be further as I will share with you in this article why I like timeshare.
A timeshare is a name given to a piece of property shared among number of owners.
Although the majority of the timeshare properties are condominiums resorts but it will not be a surprise if you find a hotel timeshare or a motor home timeshare or a cruise timeshare or a campground. The choices are increasing by the day.
The idea of a timeshare property originated in Europe in 1960s when the property rates were skyrocketing and it was impossible for people to afford a full time vacation house.
But a key point to remember in timeshare properties is that a timeshare is owned by a number of people who have no relation to one another like a standard home ownership.
How a timeshare property differs from a regular real estate property is that you can only use the property for a specific time duration.
It used to be that the time you could use the property was much more strict, but as timeshare ownership and management has evolved, so has the restrictions on time you can use your property. The options are becoming much more flexible each day.
Timeshare properties are usually found in desirable vacation spots.
This means that properties can be found in warm and sunny vacation spots like Florida and Mexico. Properties can also be found near ski resorts as well. The properties typically come furnished as well and include a kitchen and living room area . Properties will also possibly have many other amenities such as public rooms, workout areas, and even pools.
Timeshare offers not only a great vacation but can also be a great investment. However, they should not be purchased only as an investment.
Timeshares are much like real estate purchases except you only get that real estate for a week every year. Besides that, they are much the same. Timeshares can usually be inherited to your children like any other real estate property. Most people rent their timeshare to others when they do not use their timeshare. This has a double advantage. You earn rent also along with appreciation of the property with passage of time. Timeshare properties are exchangeable and can be traded with other properties in most of the cases. While it may be easy for the owners of the red season timeshares to exchange their unit with other owners in any season it might be impossible for owners of low season timeshare owners to get a high season timeshare unit in exchange. That is why timeshares can be a good investment.
Where it differs: selling your timeshare can be difficult and you will also likely only get 50% of your original purchase price at best. The selling of a timeshare is more like selling a car you bought new in that after buying a new car you can usually only sell it for half the purchase price. However, renting it when you don't use it is definitely a viable option for you to get some of your money back while still retaining ownership.
Buying a timeshare is NOT for everybody.
Make sure to go into buying a timeshare in a similar way that you would go into buying a house or other property. Do your due diligence, know the costs, figure out what the value is to you, and then figure out if it's a worthy investment for you. Also, figure out if you are going to use it or be able to rent it. If you purchased a house (or anything for that matter) and didn't use it, no matter how good a "deal" it was, it is probably a burden.
For me personally, I am part of a family that owns some timeshares. For us it is a great investment because we know we will take vacations often. Similar to "renting" vs "buying" a house, since we will consistently use this property it makes sense for us to own it. After it is paid off, we will continue to use it and enjoy it. And the extra value is that owning these units "forces" us to take vacations every year, and this is priceless.
