You are going to get a great deal on any timeshare you buy on the resale market today. The resale market is just starting to come into its own. This means that the least expensive weeks are going to get sold first. It's like harvesting fruit, shake the branch, and pick up the fruit. The next time you have to shake the tree harder. I believe that anyone buying a resale in today's market just isn't going to get hurt unless they are entirely unknowledgeable about current market value or they are not looking for good product. What do you do to determine the current market value of a particular property? Keep in mind, that many timeshare sellers do not have a realistic concept of the current market value of their timeshare. The Internet also lists weeks for sale, but it is still young, therefore imperfect. The resort itself should yield some information and is always worth a call. A good first is to call a Real Estate Broker if one is involved with that property. They might have some listings for sellers that are highly motivated to sell a timeshare. Normally, people in general real estate are simply not yet knowledgeable about timeshares. Attempt to locate a broker who has a timeshare specialty. They are going to want to make a deal and will tell you what you will actually be able to purchase at the lowest price. They will also give you accurate detailed information about the resort itself. Further, a good broker will counsel you about your needs and try to direct you to the product, which will actually end up best serving you. They are not emotionally tied to any specific week or project. They understand that if you are pleased with their performance, it is likely to result in future referrals from you.
The most important criteria is to buy into the project you like the best. Even if you are purchasing for the purposes of exchange, this is still a key factor. If you think you can buy a cheap February week in Hog's Breath, Idaho and exchange it for the Whaler at Maui over Christmas, think again. This may happen occasionally, but the majority of the time, you won't be able to get desirable exchanges for with a week that is not so enticing. Given the affordable price levels in the current market, it will behoove you to only consider purchasing high quality properties. After finding a suitable timeshare, selecting your week, and agreeing on a price, there are a few other things for you to do to protect yourself:
Obtain title insurance unless you are fully aware of the history of the timeshare. If you purchase the timeshare you desire, only to find there is a tax lien on it, you will be quite disappointed. In some instances, a prior loan on the property has not been paid off. In some instances, the seller paid the loan, but did not get a reconveyance. The great Savings and Loan debacle was famous for this. By the time the loan was paid, the S&L was no longer around and there was no one to sign the reconveyance. There are some timeshare resale brokers who don't regularly do this. If they don't do this, instruct them to. There are instances where the expense of the title policy is prohibitive. In cases like this, perform a title search yourself to be sure it is defect free.
Use an escrow service. It is better to have a neutral third party handle the associated monies. Often times, an attorney will take care of this.
The Seller is required by law to disclose anything wrong with the property, but how many know that faults there are? Furthermore, you have not assurance that the seller is aware of possible problems? Your best bet to protect yourself is still the Broker. Obtain some references. Consult with the real estated department in the jurisdiction in question to insure the broker is licensed. The resort itself might be able to refer someone who has had no problems. Title companies are also a good reference.
Have you picked up a trend here? Notice that as the industry matures, resales will start to look more like resales in the regular housing market. This incipient resale market is maturing and developing standards. As this trend continues, resale prices will halt their precipitous decline and rebound.
The timeshare product is incredible. A timeshare can be a great asset and provide years of enjoyment. As more people comprehend this, sales will increase. The truly smart ones will purchase a resale through a licensed Broker just as you would a house. Savvy buyers will get years of pleasure from their unit, and are likely to get back all their investment, and maybe more.
